We know Ambang Botanic from the inside. Deseo Creativo has worked in Bandar Botanic and Ambang Botanic since we started in 2007, on semi-Ds, bungalows and link homes in Ambang Botanic 1 and 2. The photos below come from homes we designed and built here, not from a catalogue.
Ambang Botanic is the upmarket precinct of Gamuda Land's Bandar Botanic township in Klang. Ambang Botanic 1 is gated and guarded, with link homes, semi-Ds and bungalows; Ambang Botanic 2 is the quieter phase built around a lake park. The houses are generous, often three floors, which is exactly why planning matters more than decoration.

A family entertainment semi-D
This family wanted to stay home on weekends. We gave them a whole floor for it: a home theatre with a starry fibre-optic ceiling, a games room with a pool table, a bar counter and a small gym, all tied together with the same wave-pattern feature wall and red cove lighting. A warm grey semi-D for readers
A recent project in warm grey and light oak. The study is lined with black shelving and arched niches, with a reading bench under the window; the kitchen has an island in front and a wet kitchen behind a black-framed glass partition, so cooking smells stay where they belong. A white contemporary semi-D

What we have learned designing in Ambang Botanic
- Give each floor a job. In a three-storey semi-D, families who decide early which floor is for guests, which is for the family and which is for rest end up using every room. The floors nobody plans become storage.
- The staircase is on show. You climb it many times a day and see it from the living room, so we treat it as a feature: timber treads, step lights and a railing that matches the rest of the house.
- Keep one palette across the floors. A big house renovated room by room can feel like three different homes. We choose the main materials once, for the whole house.
- Plan the wet kitchen properly. Most families here cook every day. A glass partition between the dry and wet kitchen keeps the open plan without the smoke.
- Permits first, then the management office. Work that needs approval starts with the council permit. With that in hand, we fill in the management office's renovation form, pay the renovation deposit and give them our company details and the list of workers who will come in. We take care of this paperwork for you.
How Ambang Botanic homes have changed
Because we have worked here since 2007, our own albums show how tastes have moved. Our early homes in the precinct used glossy white cabinets, LED cove ceilings and bold wallpaper. The homes we finish today lean towards warm timber, fluted panels, track lights, large-format marble-look tiles and black-framed glass. Neither is "right": we design for the family in front of us, and we can tell you which choices will still feel fresh in ten years.
One team from first sketch to handover
We are a design and build company. The designer who measures your house is part of the same team that prices it, builds it and hands over the keys, so a drawing never gets "lost in translation" between a designer and a separate contractor.
- Site visit and measuring. We walk the house with you, room by room, and listen to how your family actually lives.
- Layout and 3D design. You walk through every room in 3D before the first wall is touched, and we adjust it until it feels right.
- Quotation. One quotation for design, carpentry and building work.
- Construction and carpentry. Our project manager runs the site and keeps you updated.
- Handover. We check every room with you before we hand back the keys.

Who handles the permit and the management office?
We do. We can help submit the council permit application, then the management office's renovation form and deposit, with our company details and the list of our workers.
Our house was handed over years ago. Can you redo only part of it?
Yes. Many owners start with the kitchen, the living room or the master bedroom. We still look at the whole house first, so that the new rooms fit the ones you keep.
Do you also work in the rest of Bandar Botanic?
Yes. We also work in Bandar Botanic's other precincts and in nearby Bandar Bukit Tinggi, Bandar Parklands and Klang town.
How long does a semi-D renovation take?
It depends on the size and scope of the work. Rewiring, ceilings and carpentry usually take about three months or a little more. With an extension, new floor tiles, rewiring, ceilings, carpentry and plumbing, plan for about four to eight months. The time can change when the design is changed or items are added during the work.
Will I see the design before work starts?
Yes. Every room is shown in 3D first, and work starts only after you approve the design.
